Balcony Floor Restoration
The second-floor balcony offers stunning views, but it requires significant work. The railings have been removed, necessitating a complete overhaul. The old railings have been repaired and powder coated off-site and the new support columns have been prepped, primed, and painted. However, the metal balcony flooring has become worn, with visible corrosion and rust. To accommodate the new columns and railing, the floors will need to be refinished.
Before beginning any work, all items were removed from the balcony and the furnishings on the patio below were covered for protection. The floor was then carefully inspected for damage, loose paint, corrosion, and rust.
The old railings have been repaired and powder coated off-site and the new support columns have been prepped, primed, and painted.
After sweeping away all the dust and debris, a wire brush was used to thoroughly remove all loose paint and rust from the surface.
The next step is to eliminate any remaining rust from the metal.
It’s important to plan this project ahead because once the rust is removed, it must be primed and painted immediately to prevent rust from reforming.
To eliminate the rusted areas, Klean-Strip Concrete Etch, Metal Prep and Rust Inhibitor Outdoor Cleaner was applied full-strength with a natural bristle brush. The solution was then allowed to sit for approximately two hours, until all signs of rust were gone. The floor was then rinsed thoroughly with a hose to ensure it was completely clean and ready for painting.
Next, a single coat of Rust-Oleum Professional Oil-Based Metal Primer was applied liberally with a roller and allowed to dry for 24 hours.
Finally, two finish coats of Rust-Oleum High Performance Protective Gloss Enamel were applied.
